Portugal's Most Expensive Addresses: Cascais Doesn't Leave the Top

When we take the pulse of the real estate market in Portugal, we see that the address of luxury and high prices has not changed much. The latest research prepared by Idealista, based on streets with at least 10 active advertisements, clearly reveals the price gap in the country and the attractiveness of the coastline. There is an unsurprising name at the top of the list: Cascais.

The country's most expensive address was Rua das Faias in Cascais, with an average sales price of 4.35 million Euros. Right behind it comes Rua das Violetas, also from Cascais, with an average price of 4.3 million Euros. We lose third place to Algarve, the favorite of the south; The average house price in the famous Vale do Lobo project in Almancil is around 4.25 million Euros.

Coastline and South Lead by Far

When we look at the top ten most expensive streets, we see that the weight is concentrated entirely in the coastline and southern regions:

Rua das Papoilas (Cascais): 4 million Euros

Fonte Algarve (Almancil): 3,995 million Euros

Rua Soto Maior (Sintra): 3.9 million Euros

Rua do Ouro (Porto): 3.69 million Euros

Quinta do Monte (Lagos): 3.25 million Euros

Pinheiro Manso (Quinta do Conde): 2.75 million Euros

Avenida Sabóia (Estoril): 2.4 million Euros

Gap Between Regions: 14 Times Difference

The real striking thing is the huge contrast we encounter as we move from the coastline towards the interior. There is a 14-fold price difference between buying a house on the most expensive street of the country and buying a house on the most luxurious street of the inner regions.

The leadership among the islands is Rua João Paulo II in Madeira, with an average price of 1.5 million Euros. The highest average in Leiria is 842,500 Euros (Rua dos Mártires), 670,000 Euros in Viana do Castelo and 493,500 Euros in Aveiro.

When we move to the inner parts of the center and north, the figures drop below half a million Euros. The most expensive street in Coimbra is 435,000 Euros, in Braga it is 374,400 Euros, and Rua 1° de Dezembro in Santarém has an average of 330,000 Euros. The lowest "most expensive" street in the research was Rua Miguel Bombarda in Viseu, with an average value of 300,000 Euros.

Figures show that when it comes to real estate in Portugal, the ocean air and beach privilege always maintain their value exponentially.
