Things have been pretty heated in the rental housing market in Portugal for a while now. It doesn't matter on the street, in a cafe or on ad sites; The issue somehow comes down to the difficulty of finding a rental house. With high demand, limited supply and rising prices, the pressure in the market is felt more clearly every day. Although the new reform steps of the Montenegrin government, which are awaiting parliamentary approval, aim to give some confidence to homeowners, the reality on the ground has not changed: As soon as a house comes along at the right price and in the right location, it is literally scrambled.

Idealista's data for the second quarter of 2026 also confirms this situation with numbers. Approximately 7% of rental homes advertised across the country—that is, one in every 14 homes—were withdrawn from the market before even completing 24 hours. Advertisements suddenly disappear before many potential tenants even have a chance to go and see the house. There is little breathing room, though; because this rate was around 11% in the previous quarter. In other words, there is a slight decrease in the rate of houses being rented at jet speed.

Not Big Cities, But Regional Centers Ablaze

The most interesting part is where this speed is experienced. Although metropolises such as Lisbon or Porto first come to mind, the data reveals a completely different picture. The place where adverts changed hands the fastest was the Évora region, with an incredible 43%. It is followed by Leiria (17%), Santarém (16%) and Castelo Branco and Faro (13%).

When we look at metropolitan centers and districts, the situation follows a slightly different course:

Évora: 50% of listings are closed within the first 24 hours.

Faro: Jet rental rate in the city center is 25%.

Santarém: At the top of the fast rental list with 20%.

Leiria and Vila Real: Stand out with rates of 14% and 17% respectively.

Setúbal and Braga: It is in the range of 8% to 10% in urban centers.

What is the situation in Lisbon and Porto?

It may come as a surprise that especially in Lisbon and Porto, express rental rates remain at 5% to 7% throughout the district and 4% to 6% in city centers. However, the main factor here is not the scarcity of advertisements or low demand; On the contrary, the level of prices and the decision-making processes of tenants take a little longer due to the high numbers.

On the other hand, in regions such as Beja, Bragança, Guarda, Portalegre and São Miguel in the Azores, not a single house was recorded rented in less than 24 hours this quarter.

In short, when you come across a rental house that suits your budget and needs in Portugal, it seems like you don't have the luxury of saying "Let me think about it for a while and look again tomorrow."
